Cash Sales - Commercial mortgages
are structured to meet the needs of the borrower and
the lender. Key terms include the loan amount
(sometimes referred to as "loan proceeds"), interest
rate, term (sometimes referred to as the
"maturity"), amortization schedule, and prepayment
flexibility. Commercial mortgages are generally
subject to extensive underwriting and due diligence
prior to closing. The lender's underwriting process
may include a financial review of the property and
the property owner (or "sponsor"), as well as
commissioning and review of various third-party
reports, such as an appraisal.
There were
$3.1 trillion of commercial and multifamily
mortgages outstanding in the U.S. as of June 30,
2013. Of these mortgages, approximately 49% were
held by banks, 18% were held by asset-backed trusts
(issuers of CMBS), 12% were held by
government-sponsored enterprises and Agency and
GSE-backed mortgage pools, and 10% were held by life
insurance companies

Private Finance is a field
that deals with the study of investments. It
includes the dynamics of assets and
liabilities over time under conditions of
different degrees of uncertainty and risk.
Finance can also be defined as the
science of money management. A key point in
finance is the time value of money, which
states that purchasing power of one unit of
currency can vary over time.
Finance
aims to price assets based on their risk
level and their expected rate of return.
Finance can be broken into three different
sub-categories: public finance, corporate
finance and personal finance.
In finance, the expected
future benefit from investment is a return.
The return may consist of capital gain
and/or investment income, including
dividends, interest, rental income etc.
Investment generally results in
acquiring an asset, also called an
investment. If the asset is available at a
price worth investing, it is normally
expected either to generate income, or to
appreciate in value, so that it can be sold
at a higher price (or both).
Investors generally expect higher returns
from riskier investments. Financial assets
range from low-risk, low-return investments,
such as high-grade government bonds, to
those with higher risk and higher expected
commensurate reward, such as emerging
markets stock investments.

Loan Structure
The loan amount of a commercial mortgage is generally determined based on loan to value (LTV) and debt service coverage ratios, more fully discussed below in the section on underwriting standards.
